Rhythm and scale for a street frontage in Hendon

This six-storey building, housing 39 shared ownership flats, acts as a bridge between the existing urban fabric and the new street grid of the Hendon Waterside development, a major regeneration project in north-west London. Its active street frontage along the formal East Street, quirky side facades and stepped massing create a rhythmic and engaging presence.

RHYTHM AND STYLE


Building H2’s six-storeys contain 39 shared-ownership homes, offering a mix of 1, 2, and 3-bedroom apartments. The main entrance is centrally located and leads to a stair tower at the rear, dividing the plan and elevation into two halves connected by an external gallery. At ground level, both duplexes and apartments enhance the street life with direct private entrances from the pavement.


A communal garden is located on top of a car park and bike storage shared with nearby Building H1. There is one single ‘cottage,’ a duplex home, which connects with the smaller scale of the nearby buildings and addresses the reconfigured Perryfield Way by adding a frontage to a critical, highly-visible elevation from the Broadway.


H2’s linear volume, mirroring the scale of the building on the opposite side of the Green public space, runs along the main street and steps down towards the surrounding context. The front elevation features a rhythm of vertical insets that hold the balconies, while the courtyard elevation is divided into vertical bays, giving texture to the street and creating a rhythm with the recessed balconies.
